What must be checked before signing?

Rights and seller authority

  • Where the rights are recorded and how the property is legally identified.
  • What right the seller holds and whether all necessary parties can sign.

Planning, building and physical position

  • Whether the actual property appears consistent with the approved documents.

Money, tax and financing

  • Purchase tax exposure and reporting arrangements.
  • Seller mortgage discharge and payment protections.
  • Bank financing requirements and realistic timing.
  • Municipal charges, building expenses and agreed allocation of costs.

Contract and completion

  • Payment milestones linked to appropriate protections.
  • Possession, condition, inclusions and remedies.
  • Documents and approvals required for final registration.
  • A practical route from signature to registered rights.
